MAINTENANCE ASSOCIATE SUMMARY: Maintains the hotel in and effective economical manner to ensure guests receive a clean, attractive and secure place to stay with friendly and attentive service. ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assignedEnsures total guest satisfactionAnswers guest room maintenance work ordersConducts room preventative maintenance on all hotel rooms, building and equipmentVisually inspects and tests machinery and equipmentListens for unusual sounds from machines or equipment to detect malfunctions and discusses machine operation variations with other maintenance workers to diagnose problem or repair machine.Dismantles defective machines and equipment and installs new or repaired partsClean and lubricates shafts, bearing, gears, and other parts of machineryInstalls and repairs electrical apparatus, such as transformers and wiring, and electrical and electronic components of machinery and equipment.Lays out, assemble, installs, and maintains pipe systems and related hydraulic and pneumatic equipment, and reports and replaces gauges, valves, pressure regulators, and related equipmentRepairs and maintains physical structure of establishmentInstalls, programs, or repairs automated machinery and equipment such as programmable controllersSets up and operates machine tools as needed.Operates cutting torch or welding equipment to cut or join metal parts.Fabricates and repairs counters, benches, partitions, and other wooden structuresAssists guests as neededAssumes responsibility for general appearance of the entire building and ground of the hotelPerforms security and safety checks for the property through visual checks QUALIFICATION REQUIREMENTS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. CERTIFICATES, LICENSES, REGISTRATIONS:Must possess A/C trained certificate and have completed schooling to work on HVAC equipment. Must complete training in hazardous chemical usage prior to handling any pool chemicals, paint, or other dangerous materials. Valid drivers license with acceptable driving record for insurance purposesEDUCATION and/or EXPERIENCELess than high school education or one to two months related experience and/or training; or equivalent combination of education and experience.LANGUAGE SKILLSAbility to calculate figures and amounts such as discount, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.MATHEMATICAL SKILLSAbility to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.REASONING ABLITYAbility to apply commonsense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with solving problems that occur in the maintenance field.
