URL: https://bit.ly/2xW3HRt In this Assistant Maintenance Service Manager position, we are looking for strong, hands on knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair work. Previous apartment maintenance experience is needed related to property management. Must be available to on-call after hour emergencies. Assistant Service Manager assists and supports in the required property maintenance necessary to maintain curb appeal and the overall appearance and quality of the property. The Assistant Service Manager will perform daily duties as directed by the Service Manager which may include, but is not limited to, performing maintenance to have apartments in move-in conditions on a timely basis, performing work orders, maintaining common grounds, assist with pools and hot tubs, and all other property amenities. This position has excellent growth opportunity. The Assistant will become familiar with the service manager's job description and will abide by all company policies and procedures. A qualified applicant will have previous property management maintenance experience and will be able to lift 50lbs over their waist. Essential Duties Performs daily maintenance as directed by the Service Manager in conjunction with the Property Manager. Responds to all service requests as directed by the Property Manager and Service Manager and completes all in a timely and professional manner. Diagnoses problems and repairs for the property in the areas of HVAC, electrical, plumbing, pool, carpentry, dry wall, exterior structural and appliances. Assists in maintaining the pool, hot tub, and all other property amenities. Schedules, monitors, performs and documents preventative maintenance and apartment turns. Inspects buildings and grounds to ensure safety and cleanliness, identifies and reports any problems. Assists in maintain the exterior of the property daily to provide clean and acceptable curb appeal at all times. Reports and documents anything that might be a potential liability to the Property Manager and Service Manager in a timely manner. Coordinates all move-ins and move-outs with the Property Manager and Service Manager and maintains a schedule for timely completion of apartment make-readies, ensuring that apartments scheduled for move-ins are completely ready prior to move-in date. Response to on-call emergencies, as directed by the Service Manager. Required Skills: Superior customer service skills including the ability to manage difficult customers and/or situations. Strong attention to detail, organizational, time-management and problem solving skills. Professional verbal and written communication skills. Ability to read, write, understand, and communicate in English. Ability to read and comprehend budgets. Ability to be on-call for after-hour emergencies. Ability to work a flexible schedule to include weekends, evenings and holidays. A valid driver's license is required. Required Experience: Strong knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair work. Experience using Yardi or other related property management accounting software is preferred. Experience using Microsoft Outlook, Word, and Excel is preferred.
